Land Availability
The Municipality of Red Lake covers
approximately 681 square kilometres, and consists of 5 communities
including Red Lake, Balmertown, Cochenour, McKenzie Island and
Madsen. There are a large number of serviced and non-serviced lots
in most of the communities including both town and lakefront
locations. Lot prices vary depending on location and zoning and
range from $10,000+ for a serviced town lot to $40,000+ for a
residential waterfront lot. The Municipality of Red Lake has a
vast potential for expansion of both full-time and seasonal
residences, in both a town and/or waterfront location. While
commercial properties in the downtown business areas are limited
the Municipality has 2 industrial parks one at Red Lake and one
adjacent to Balmertown which provide opportunities for
expansion.
The Township of Ear Falls covers an area of 355 square kilometres
being situated on the shores of the English River and Lac Seul.
The town has a large number (50+) serviced lots which are ready for
development. In addition to fully serviced town lots the Township
also has estate lots adjacent to the English River and the
Municipal Golf Course and on Lac Seul. The water and sewer
infrastructure is capable of servicing a community in excess to
5,000 people.
Housing Stock
According to Statistics Canada in 1996
there were a total of 1640 occupied dwellings in the Municipality
of Red Lake including the communities of Red Lake, Balmertown,
Cochenour and McKenzie Island. Of these dwelling 1170 were
considered owned private dwellings and 470 were rented private
dwellings. The average value of owned occupied dwellings in 1996
was $96,746 (Golden) and $101,856 (Red Lake). There were 12
housing starts in 1998 and a construction permit value of
$5,835,265.
